Rental Requirements

  • Income: Yearly income must be 2.5x the yearly rent. Verification required.
  • Credit History: Minimum score of 650 must be met by all applicants.
  • Employment History: Must have current job for a minimum of 6 months. Verification required.
  • Rental History: No prior evictions on record allowed. Positive reference check and resident verification for last 3 years living history
  • Criminal History (only applies to properties outside of Seattle): Applicant’s entire criminal history must be disclosed. Preference is no criminal record resulting in harm to persons or property within the prior 7 years. Individual circumstances will always be reviewed.
  • Must meet earliest available lease start date (*Lessor may make exceptions)
  • Must schedule and complete a tour (in person or virtual) before qualifying for approval.
  • All information requested on application must be completed fully to qualify as a submitted application.
